Letting & Introduction Service
Fee: 12% inc VAT of the gross annual rent payable in advance (10% plus VAT)
Example: At a rent of £1000 the fee would be £1440 inc VAT (£1200 plus VAT)
Letting & Rent Collection Service
Fee: 12% inc VAT payable in advance (10% plus Vat) plus 3% inc VAT of the monthly rent (2.5% plus VAT) payable monthly.
Example: At a rent of £1000 the fee would be £1440 inc VAT (£1200 plus VAT). The monthly fee would be £30 inc VAT (£25 plus VAT)
Letting & Full Management Service
Fee: 12% of the gross annual inc VAT (10% plus VAT) payable in advance plus a management fee of 6% inc VAT of the monthly rent (5% plus VAT) payable monthly.
Example: At a rent of £1000 the fee would be £1440 inc VAT (£1200 plus VAT). The monthly fee would be £60 inc VAT (£50 plus VAT)
(Should the agreed rental be higher or lower than the example prices given above, then the fee will correspondingly be higher or lower)

2 Bedroom property – £190 inc VAT
3 Bedroom property – £230 inc VAT
4+ Bedroom property – £250 inc VAT
Checkout Inspection – £150 inc VAT
Gas Safe Inspection – £150 inc VAT (Legal Requirement)
Electrical Inspection – £160 inc VAT (Legal Requirement)
Portable Appliance Test – £85 in VAT
Arrange an EPC – £75 inc VAT (Legal Requirement)
Periodic Property Inspection – £45 in VAT per inspection
A referral fee of between 10% & 20% inc VAT of the cost of contractor works organised by Theydons
(Example: For every £100 a contractor will pay Theydons between £10 – £20 inc VAT)
Agent to attend Utility (service and repair) appointments charged at £50 inc VAT
